Property Rules

We want you to have a great time and make fantastic memories while visiting. Please respect our property by adhering to these rules.

In addition to anything else stated in the house manual and without limiting the owners’ rights, a breach of the following rules could result in possible eviction from the property and/or up to $1,000 being charged per occurrence:

  1. Parties, events, weddings, receptions, stag / hen festivities without the written consent of the owner. Parties includes extra persons not authorised by the owner.
  2. Excess people above the maximum, not authorised by the owner in writing.
  3. Smoking on the property.
  4. Undue nuisance or noise to neighbours or the local community.
  5. Use of illegal substances or conduct of illegal activities at the property.
  6. Anything that could invalidate the insurance policy for the property.
  7. Moving or re-arranging furniture.
  8. Cutting keys or obtaining remote door controls for the property.
  9. Tampering with smoke alarms.
  10. Leaving a fireplace unattended.
  11. Booking on behalf of another person without intending to be at the property during the stay.
  12. Bringing a pet onsite when unauthorised, or inside the house if the house only allows pets outside.
  13. Putting away dishes that are not dry or are dirty in any way.
  14. Interfering with the Internet modem and wifi.
  15. Tamper with or interfere with the TV tuning, DVD, related cables, sound systems.
  16. Check out late – Fine $200/hr with a full day charged after 2.5 hrs
  17. Interfere with the house alarm.
  18. Use of drones.
  19. Wrong rubbish and/excessive rubbish in the wrong bins. Absolutely no plastic bags to be put in recycling and glass bins.
  20. Move cutlery, cooking utensils, glasses, etc. between properties.
  21. Cooking that leaves strong odours and lingers after checkout.

Should you be evicted from the property, all amounts paid will be forfeited and the property manager may remain on-site at the property as you ready for departure. In the instance of eviction, a mandatory exit clean will be provided by the property manager and will be charged, to the booking credit card holder, at the rate of $80 + GST per hour.

Breakages and Damages

Any damage or breakage may be charged for at our discretion. It is the responsibility of the renter to prove any damages are accidental, however the final decision on liability rests with the owner of the property. That being said, we are reasonable and sensible, just like you. We reserve the right to charge you for any damage caused and related administration costs and fees incurred.

Property Manager

Our property manager is available from 8am to 5pm weekdays and 9am to 3pm Saturdays. 

Outside these hours, please call only if urgent or an emergency.
